Home Staging and Redesign for the greater Mariposa, CA area
FAQ's for the Occupied Home...
~ Isn’t Staging just for really expensive homes ? This used to be the perception, but no longer ! Homes in the “average” range must now compete with many other homes on the market.. For a very small investment your home can be Staged so that it will be elevated above its immediate competition, and you will know that you have presented your home in its best light.
~ Why can’t I Stage my home myself ? It is not easy to see your home the way others see it. Professional Stagers are trained to perceive the “good, the bad, and the ugly”, and they know how to maximize the best qualities of each home; while minimizing the negative. Good staging should add warmth, character, and broad appeal while allowing the buyers to “see” beyond the décor and picture themselves in this newly enhanced environment.
~ Why do I have to remove my personal items ? After all, I am still living here!Once your home is put on the market it becomes a PRODUCT. Buyers want to see and feel themselves living in this home! By leaving your personal photos and mementos around, most buyers feel like they are intruding. This is the LAST thing you want them to feel ! Buyers need to make their own emotional attachment to your home. This is accomplished not just by de-cluttering, but by creating a soothing neutral space that has broad appeal.
~ Can you guarantee that Staging will make my house sell faster and for more ? No one can make such a guarantee. There are lots of statistics that show what great results have been achieved when Staging has been used. Professionally Staged homes sell for an average of 6% over asking. You will also have the satisfaction of knowing that your home has been presented in a manner that has raised it up several notches above its competition. ( Can you say, BAM ? )
~ So How Much will I need to spend to have my home Staged ? You can opt for any level of Staging that you feel comfortable with. You can Stage one room, or the entire home. We can supply a few selected accessories and artwork from our inventory, or we can bring in entire rooms of furniture depending on what works with your budget.
HELPFUL INFO FOR THE VACANT HOME … ~ Whether you are selling a new home that has never been occupied, or a home that has been vacated, marketing an empty house is much more difficult than selling one that is furnished. Due in part to the tremendous popularity of TV Home Design Shows, buyers now have much higher expectations when they are shopping for a home these days. These buyers are younger and they are more savvy than ever. They take advantage of the internet for everything including looking for a HOME ! And when they walk through the door of a vacant house, they are immediately disappointed. The emotional connection that needs to be made very quickly with them is just not there. They often feel overwhelmed by the prospect of furnishing empty rooms. If you are selling a vacant home, please keep in mind that all that ANY buyer can see is just what is there in front of them ! In an empty home that means bare walls, floors and an empty hollow sound. Every negative detail will show up, and it is much more difficult for a buyer to perceive scale and function, and empty spaces are just plain BORING !
Professionally Staged homes help to present the dream, and allow the buyers to see themselves living in these spaces. Furnished rooms appear larger and provide scale. They help the floor plan make sense which obviously eases the buyer’s comfort level when envisioning their own lifestyle.
Staged homes are Remembered; so after several days of house hunting, the Staged homes will be at the top of the list of homes that the buyer will want to view again !
And now for the most important reason for NOT showing vacant homes:
~ VACANT HOMES INVITE LOWER OFFERS ! A vacant listing sends a negative message that it has been on the market too long, and that something must be wrong with it ! An empty house lacks warmth and the human touch of a “home”. Vacant homes appear “anxious” and buyers will seldom be ready to make a full price offer.
With the use of Professional Staging, and careful placement of furnishings in even just two or three rooms, you can create an inviting space that allows the buyer to see himself living in this house. By adding artwork and accessories the warmth and character of a HOME are created and many negatives will be diminished.
The cost of Staging a vacant home is ALWAYS far less than dropping the price over and over, and Staging can also shorten the length of time on the market.
